5 Mistakes You Can't Afford to Make*

1. Don't...Hire the wrong Real Estate Agent:
All real estate agents are not the same. 
You want to look for realtors who understand:
a) Your goals of home buying (not what they want you to buy)
b)  The area you wish to purchase a home
c)  The time frame involved with your transaction
(don't be rushed by anyone)

2.  Don't...Lie on your loan application:
Exaggerating your income on a mortgage application or putting down other untruthes can be a federal offence.  Lenders rarely prosecute, but, if they find out later they can call your loan due and payable.

3.  Don't...Confuse "Pre-Approved" with "Pre-Qualified":
When you are pre-qualified, the lender is making an educated guess about how much you can borrow based on the information you've provided.  When you are pre-approved, the lender has verified everything you have told them and is offering to lend you money up to a given amount at the current interest rates- under certain conditions.  If is recommended that you "pre-approve" when beginning your home buying process to take out any and all hurdles that could prevent you from buying the home of your dreams.

4.  Don't...Choose the wrong mortgage:
Investigate all your loan options, lay your choices side by side and do the math, making sure you compare worst case scenarios.  Be sure to look at the initial interest rate, future interest rates, payments and the possibility of pre-payment penalties.  A reputable, knowledgeable loan officer is critical at this point.

5.  Don't...Skip a home inspection:
Failing to make you purchase contingent upon a satisfactory home inspection could be a costly mistake.  Home inspectors  examine houses from stern to stern.  They'll be able to tell you whether the roof and/or basement leaks, the mechanical systems are in good shape and how long the appliances should last.  Missing this step to save a little money could end up costing you thousands in the end.
